Medical business park may be coming to Fallon

Churchill County will sell approximately 18 acres of land around the hospital to a local nonprofit corporation in an effort to develop a medical business park in that area of the city.

Churchill Community Hospital Inc., the nonprofit corporation, had a ground lease with the county for the property surrounding the Banner Churchill Community Hospital.

The county and Banner also have a separate 30-year ground lease. There is no affiliation between Banner and CCH.

The ground lease between the county and CCH, executed in 2003, was hoped to be used to create a medical park in close proximity to the hospital.

However, CCH could not broker any deals because physicians and developers wanted to own the property on which the improvements would be made.

The city of Fallon's New River Business Park, located about a half mile down Harrigan Road from the hospital, added three major medical businesses last year.

The Narag Family Practice opened its doors in June 2007, the DaVita Fallon Dialysis Center opened in October 2007 and New River Surgical Arts opened in December 2007.

The county's believes the highest and best use of the land adjacent to the hospital is for development of a medical business park. County Comptroller Alan Kalt said the county will place a deed restriction on the sales agreement with CCH to ensure its wishes for a medical park are respected.

The land, actually three parcels surrounding the hospital to its north and east, total 18.606 acres. Kalt said the county will retain the water rights.

In addition to selling the land to CCH for economic development, the county wishes to purchase two pieces of property from the nonprofit group.

Property at 1245 Austin Highway and any remaining interest in the County Annex at 485 W. B St. will be sold to the county as part of the resolution passed Wednesday by the county commissioners.

Kalt said the county pursued this land development in an effort to promote health care in the community and keep the hospital from getting land locked. He said Renown and St. Mary's hospitals in Reno are both landlocked, but this transaction will keep the land near the hospital available for medical business development.

"Banner still has room to grow in their footprint," Kalt said, "and we'd like to keep the medical businesses in one corridor. The county's ultimate goal is to promote improved medical facilities and improved medical services."

All pieces of property in the agreement will be appraised and sold at a fair market value, Kalt said. The sales agreements will be presented to the commissioners at their Oct. 15 meeting.
