More than 30 acres of land north of Farm District Road will be the home of two new Fernley schools within two years.
The Lyon County School Board unanimously approved the purchase of two separate but adjacent properties totaling 30.94 acres at its Sept. 9 board meeting at Fernley High School. New elementary and middle schools will be built on the same site.
The property is located north of Farm District Road between Jasmine and Rainbow lanes, said Keith Savage, director of the school district's auxiliary services. He said the district decided to look for available land centrally located off Farm District Road between Cottonwood and East Valley elementary schools because that's where the population growth has been.
The district began looking for land in April and pulled property records for land along Farm District Road. Savage said the LCSD used three realtors to contact property owners, and civil engineers visited various locations to consider feasibility and development costs.
The Don O'Gorman Family Trust approached the school district and began negotiations on the purchase of 18.44 acres with 71.56 acre feet of water.
After the O'Gorman land was identified as a possible building site, the district began talks with Lakemont Homes regarding an adjacent piece of land within the Silverland development. That property was 12.5 acres and came with 25 a.f. of water.
The district paid $1.75 million for the O'Gorman land and $750,000 for the Silverland property, for a total of $2.5 million.
Savage said it's estimated the district will need to dedicate 70 a.f. of water to the city, leaving 26.56 a.f. of newly-obtained water rights for the school district. Those surplus water rights will be banked and added to the 90 a.f. it already has saved for future use.
Money for the land and water rights purchase was identified last spring in the district's Five-Year Capital Improvement Plan. Savage said since the district doesn't have a separate land fund, the CIP budgeted $3 million for land acquisition. The CIP is reviewed and updated every spring.
The new kindergarten through fifth grade elementary school will serve 600 students, while the middle school will serve 800 sixth, seventh and eighth grade students.
Bids for the construction projects will be accepted in Spring 2009 with construction hopefully wrapped by July 2010 for the 2010-11 school year.
The school board meets again Sept. 23 at 6:30 p.m. at Silver Stage High School in Silver Springs.
